Why this page exists

The opening bid is the number the sale actually starts at — usually the lender’s judgment plus costs, and in most cases the price the property sells for, because the foreclosing lender is the only bidder. It is the single most useful figure on a sheriff sale, and it is the hardest one to get.

DuPage County posts the opening bid on its public foreclosure feed shortly before the sale, then deletes it the moment the sale is held or the case is continued. There is no county archive. Once it is gone, it is gone.

So we watch the feed and write down what we see. Every figure below was captured from the DuPage County Sheriff’s Office public feed on the day it was published. Most of them no longer exist anywhere else.

How to read these numbers

• An opening bid is not a market value. It is what the lender is owed. A bid well below what the house is worth usually means equity — and competition.
• A bid far above market means the lender is over-secured and no third party will outbid it. Those properties come back later as REO.
• Continued sales get a new bid. If a case is postponed, the county resets the figure and republishes it for the new date. Both are kept here.
• Coverage is not complete. We can only record what was published while we were watching. A missing sale means we did not see a bid, not that there wasn’t one.
